There was a Gas station on the corner of St Johns & Barnet with single-family and semi-detached homes
The Proposal
The proposal is to build 45-dwelling units, a Child Care facility(5150 sq ft), and office space(4360 sq ft). It consists of two joined-up buildings, each 6 Storey wood frame construction with two levels of common under-ground parkade. The vehicular entrance and exit are from Clarke street. Main pedestrian access to the building is at two locations, one on Clarke Street and the other is on the corner of St Johns Street and Barnet highway, in front of the Plaza. At the Plaza, we will have a public-facing waterfall and a reflection pond. This creates an animated gateway to the City of Port Moody, the waterfall will become a landmark for the City. The public and visitors will be able to enjoy the feature both day and night as lighting will enhance the sense of place.
The common outdoor proposed amenity is in two locations, the rooftop(13085 sq ft) and the Plaza(2000 sq ft). The rooftop amenities, including common areas where residents can interact with each other, play areas for children, and 1m2 urban agriculture plots for each unit. The rooftop is serviced with three elevators and stairs. The proposed residential unit size varies from 360 sq ft to 1665 sq ft units. All units have patios.
Port Moody’s affordable housing action plan has identified a desperate need for more Units and this proposal will provide 6 rent to own units:

Benefits to the Community
Car share scheme
The development will have two electric MODO(car share scheme) cars that will be available for all residents. All parking stalls are to be roughed in for EV charging including the bikes.
Environmental
Riparian areas to be protected through a Park dedication(14,500 sq ft), full removal of invasive species, and replanting with native. The “new” riparian area will support a habitat that will encourage diversity such as birds, bees, mammals, reptiles, and amphibians.
Sustainability
I believe this development meets the contemporary sustainability principles, by increasing the ability for residents to live, work and play, all within walking distance of services.
This project will enhance the local economy by creating over 30 full-time jobs, primarily in Childcare & Office space.
This project creates social and cultural integration opportunities through the amenities being offered.
We all know, every day, thousands of people drive past this ugly site and this new development will provide a different sense of entry to Port Moody.
Other Benefits
We are proposing specialized windows that will reduce noise from traffic and prevention of birds from colliding into the windows.
We will provide multi-purpose sidewalks & riparian backyard tranquility to our residents.
Overall the project is in response to the needs and requirements of the community with density, massing, form, and character that are appropriate to its surroundings. The streetscape blends at the same time project its character to its surroundings.
